ST. RAFAEL DEVELOPMENT CORPORATION

St. Rafael Development Corporation (the company) is a company incorporated and registered with the Securities and Exchange Commission on October 3, 1997, the primary business of which as defined in its Articles of Incorporation is to construct housing and shelter, including land and subdivision development and other related activities.

The company has embarked on two (2) projects, Celine Homes and Palisades in Bacolod City, Negros Occidental, since its start its operation in 1998. The company is developing in areas like Iloilo, Bacolod and Cebu in the coming years.

As a fruit of its sincere business undertaking, the company was cited and recognized by various organizations and agencies of the government as follows:

A. On December 10, 2003, President Gloria Macapagal Arroyo in a ceremony in Malacanang Palace awarded the 2003 Kabalikat sa Pabahay Award as Outstanding Developer for Bicol and Visayas Region to St. Rafael Development Corporation. The citation is given to the so-called Big Developers (or those that develop and construct a minimum of 500 units in a given year).

The Kabalikat sa Pabahay Program is sponsored by the Housing and Urban Development Coordinating Council (HUDCC), a government housing agency comprising of the following:

1. HDMF – Home Development Mutual Fund
2. HGC – Home Guaranty Fund
3. HLURB – Housing and Land Use Regulatory Board
4. NHA – National Housing Authority
5. NHMFC – National Home Mortgage and Finance Corporation

No other real estate developer in the whole Islands of Panay and Negros has the distinction and honor.

B. On October 19, 2003, the City of Bacolod through its Mayor Luzviminda S. Valdez, awarded St. Rafael Development Corporation, the 4th Outstanding Business Taxpayer Award for 2002.

C. On January 14, 2003, Secretary Michael T. Defensor, Chairman of the Housing and Urban Development Coordinating Council and Home Development Mutual Fund Board of Trustees recognized St. Rafael Development Corporation in its outstanding involvement in the government’s thrust to promote housing benefits to the Filipino workers through the Expanded Housing Loan Program of the HDMF.

C. Asset Management

The effective functioning of the future homeowner’s association is ensured because a thrust fund is entrusted to the members of the association for every project. This will ensure the maintenance of the common facilities and the enforcement of the restrictions.
